Defining the parts of sectional title ownership

It is a cold winter's day in Bloemfontein, and I hope you have a warm cup of coffee in your hand when you read this new blog of mine.
In my previous blog we looked at the components that sectional title ownership consist off. Today I would like to take a short look at some terminology and what exactly is meant by a unit, a section, an exclusive use area and the common property:
1. Unit
A unit is just the collective name for a section and an undivided share in the common property.
2. Section
A section is shown as such on a sectional plan. Simpler put, it is that part of the building that you purchase that you will stay in and which can be referred to as a flat or a townhouse. in the case of a business scheme, it is that which will be referred to as your office space.
3. Common property
The common property consists of the land of the scheme and each part of the scheme that is not included in a section. This will be, for example, the driveway to your unit, parking spaces, store rooms, lifts in the scheme and so forth.
4. Exclusive use area
It is important to note that exclusive use areas, are parts of the common property, HOWEVER the owner of the exclusive use area also has the right to use that part of the common property to the exclusion of all the other owners. This will for example be a garage, a garden, a balcony and so forth.
To be 100% sure of what purpose a part of the building or the land in the scheme is to be used for, it would be best to have a look at your sectional title plans, since these will provide you with the necessary information.
